Marco Island Real Estate Stats and Commentary BIG 2025 Year End Review

The overall List to sell Ratio was 91%. This means that on average properties sold within 9of their asking price. Put another way, the average sale price was negotiated down 9% from the asking price.

State Of The Real Estate Market Address:

2025 was once again an excellent year for Marco Island real estate, with over $1 billion in total sales. As I predicted last year in this highly accurate newsletter, the condo market experienced a temporary downswing.

This was largely driven by rising condo fees across the board due to increased insurance costs and new Florida laws enacted this past July. These laws require condominiums to fully fund their reserves and to complete structural integrity studies for all buildings three habitable stories or taller. As a result, some associations were forced to levy special assessments to meet their financial obligations. In most cases, those assessments have now been paid by existing owners.

Looking ahead to 2026, I expect the condo market to regain momentum, as these major financial hurdles are largely behind us.

The single-family home market, particularly at the high end, is experiencing unprecedented growth. Vacant land remains a highly sought-after commodity, and as I have stated many times in the past, if you’re looking for a place to park some money, buying a vacant lot and land-banking it continues to be a smart long-term strategy.

Overall, interest rates are slowly trending downward, and the stock market is hitting record highs as I write this, both of which are absolutely fantastic for real estate. I remain very bullish, optimistic, and excited about the Marco Island market. I truly believe this is a great time to buy, as we may soon see another rush of buyers eager to secure their own piece of paradise.


Now, for the fun part:

So, I spent New Year's Eve in South Beach, Miami, as usual.  The next morning I had my traditional meal of scrambled eggs, corned beef hash, home fries, and dry rye with strawberry jam at the 11th Street Diner. As my faithful 7.6 readers know, I don't, or should I say can't drink coffee because I'm naturally wired and it has a bad effect on me, making me nastier than my normal nasty self. But, on this fateful morning, I downed two cups for fun. After breakfast I rented a little electric scooter and went for a ride to see the sites. Around noon I passed by Club Deuce on 14th street, which is a little dive bar that I have been to once or thrice. On this New Years day,  there were about 50 Harley Davidson motorcycles out front and I figured I'd go in and see what's up.  I elbowed up to the bar, ordered up a Crown Royal Manhattan, and thought I'd make friends with my fellow Bikers.  It turns out that Mongo, the guy next to me, was the recruitment officer for this nice group of fellows.  I forget the name of the club, but it was Devil's Angels, Charlie's Angels, or something with Angels in it. Anyways, I tell Mongo I could be interested in joining, he laughs and tells me there are a few requirements to join their club.  I said "What's the first one"?  He said "You have to have at least two tattoos.  I replied, "Done".  I then kicked off my flip flops, put my feet in the air and showed him the two huge tattoos I have on my pinky toes with my boys’ names, (a story for another newsletter), and he said "Hmm, interesting, why your pinky toes?"  I told him "The most painful place to get a tattoo is on the side of your pinky toe and only people tough as nails get them there, that's why".  Mongo then called out to the other club members and said "Anybody got a pinky toe tattoo in here?".  Not one person said yes and I'm guesstimating there were 17,844 total tattoos in that room. Mongo said "Fine, you pass that test, now you have to pass the scar test".  I said "which is?".  Mongo said you have to have at least two scars 2' long at a minimum.  Again, I said "Done". So, I pulled down my shorts and pulled up my shirt and showed him my scar from my hernia operation and my right colectomy.  Mongo looked them over and said, "They don't count, it's got to be from a fight or something".  I felt the air going out of me, then Mongo said "Hey, what's that other scar on your stomach? I said "Oh, that's from the time a bullet ricocheted and hit me there, but it's not 2" per the club requirements".  He said "Hold on" and yelled out, "Anybody got a gunshot scar on their stomach?".  A few of the members stepped up and showed the ones on their arms, legs, faces, backs, butts, but no stomachs.  Those members and I then kidded about the mistake of bringing a knife to a gunfight, but that too, is a story for another day.  Mongo then huddled up with a few of the other members named Dog, Ace, Killer, Porky, Tiny, and Doug. After a brief conference Mongo said "Ok, the boys and I agree that we will make an exception and say your scar passes the test, now if you can meet the third and most important requirement you're in".  I said, "And that is?", he said " You need to ride a bike". I said, "Can you be a bit more specific?".  Mongo said, "Most of us ride Harleys, a few ride Indians, but no matter what, it has to be a bike with two wheels, no trikes either". I said "May I invite you gentlemen outside then"?  With that, the entire club walked outside and I proceeded to fire up my electric scooter.  I first did a few bunny hops on the road to loosen up, then I tried to pull off a 360, but only nailed a 180; math isn't their strong suit, so nobody even calculated the mistake.  I then popped a wheelie and rode it about 22' and then came zooming back topping out at 18 MPH and did a cool skid in front of everyone, Napoleon Dynamite style.  Mongo and the rest of the guys were standing there, some were laughing, some had their mouths agape with drool, (which I later learned was normal for them), and some were just turning around and going back to the bar (highly impressed I imagined).  Mongo put his arm around me and said "Kid, we all like your tenacity and ignorance, if you can come in and hold your own drinking with us, you're in the club". I said, "This way to the bar gentlemen". At that moment Mongo said "I see you like Manhattans, you know the old saying Manhattans are like boobs, one's not enough, two is just right and three is too many"? I said, "Why yes Mr. Mongo sir, I have heard that old wives tale". Mongo then said, "If we were to let you join, you will need a nickname. We all have one, well except for Doug, what do your friends call you". I replied, "Well, I don't have any friends, I'm a lone wolf, but when I was younger, people called me Rosie". Mongo said, "That doesn't sound tough enough". I said, "My nickname came from Rosie Grier, one of the toughest football players that ever lived (I think his real name was Phil and he had a side piece Lisa as I recall), and besides, nobody messes with a guy named Rosie, because, after all, who would want to lose a fight to guy named Rosie?" Doug then chimed in and said "Rosie sounds pretty tough to me", and Mongo capitulated. Moving on, after Mongo and the boys started passing out after their third Manhattan, I just kept drinking until the sun started to rise over the Atlantic Ocean. At 5:00 AM, I turned to the barkeep and said, "Where I grew up, we used to say "Manhattans are like eggs, 11 isn't enough, 12 is just right, and you get 13 if the bartender moonlights as a Baker". The Bartender smiled, made my 13th Manhattan of the marathon and said, "It's on me, and by the way, my name is Roosevelt Baker".  All my years of training paid off, and I casually fired back number 13.  Sadly, I had to return my scooter by 7 AM while Mongo and the boys were all still passed out, so I never found out if I was in the gang or not.  Regardless, I'm typing this at the 11th street diner, and today I'm going with the soft poached eggs, because that's what us tough tatted up lone wolves eat...

Now the faithful 7.6 readers know this has something to do with Real Estate, what with all the drinking, gangs, scars, tattoos and such.  And here is the puzzle put together.  When you move to a new town, neighborhood, and most definitely a condominium, you are joining a new group of people that most certainly have things that bind them together. Marco as a community has bikers, (both motorcycles and bicycles), drinkers, golfers, tennis and pickleball players, tanners, boaters (motor, sail, pedal, and paddle), shoppers, diners, swimmers, swingers (so I’ve heard), readers, puzzlers (at the library). Did I mention drinkers?  Pretty much anything you can think of, there is a group doing it on Marco and you can join their "gang" and be a part of the action.  Heck, there are people that do any and all combinations of the above and you just have to watch out for the ones that combine the drinking with a few of the others or join them for that matter. If you are more of a stay-at-home passive aggressive type, you can even be a keyboard warrior and join one of the Marco Island Facebook pages and express your opinions on a myriad of important topics, such as what restaurant has the best pizza. Then you can argue with whoever doesn't agree with your choice for best pizza, as you are an expert being that you are from New York, New Jersey, Connecticut or Chicago. However, if the topic turns to wings, nobody argues with the Buffalo Bills mafia.  Now, regarding the condos here, they are the toughest bunch of roughians Marco has to offer, and many of the condos have "Condo Commandos" who make sure rules are followed. Nobody pees in the pool (I do sneak one in once in a while and the water never turns blue), nobody skinny dips, nobody plays loud music, dogs are measured and weighed, cars are ticketed, but ultimately, no matter what, you get in line, or you pay the fine.  Why, I myself live in a condo, we have an owner whose name is "Rocky". Do you think anybody is going to argue with him, or his wife Adrian? No way, they have carte blanche. I spent a little time on a state paid vacation way back when, and towards the end of my stay I went before a "board" and told them what a good person I have become, and those board members had ice in their hearts and coal for eyes.  Turns out, those are two prerequisites to serve on a condo board as well.  Now, I may be exaggerating just a weeeeee bit here, but, as a Realtor, I say condo life doesn't work for everyone. You need to ponder some things about your behavior, drinking capabilities/constitution, and ability to play nicely in the sandbox with everyone before you put on the denim or leather jacket with the patches and condo name on the back. Here is the #1 rule to survive living in a condo, remember that the rules apply to everyone BUT you. Remember that, and you will have no problem adjusting to condo living. 



The Highs and Lows of 2025:

The most expensive home sale was 1451 Salvadore Court at $13,301,4140, and that is a real number folks which came out to a whopping $2,051 per sq. ft. of home.  The least expensive home was 458 Quail Drive at $5000,000, which was $274 per sq. ft, now that's a smart buyer.  Condos 1000 Royal Marco Way Cottage #5 led the way at $8,000,000 as the top dog, and Southwinds A2 was the bargain at $155,00, a nice 1 bedroom.  For vacant lots we have 992 ROYAL MARCO WAY at $6,550,000, and yes, this is a BEACH FRONT lot.  And for the least expensive lot we have 2011 Sheffield Ave closing at $185,000.  Listen to me and you'll get rich.

The following stats compare November 2024 to November 2025

Here is a little nugget, the average price negotiated off the asking price on single family homes in November was 7%, for condos it was 7%, and for the one lot it was 15%.

Summary:

A total of $56 Million dollars worth of real estate closed on Marco Island in November of 2025. Last November the number was $37 Million. I have been a prognosticator of Real Estate for decades, and folks, I am here to tell you that if you want in on Marco Island, now is the time to do it. The stars are aligning; the stock market is very strong and people are pulling millions of short term gains out of Nvidia, Apple, and Microsoft, to put into hard assets like Marco Island Real Estate. The Federal Reserve is looking at more interest rate cuts which helps real estate. Those that know me well, know I was only wrong once in my life, and that had nothing to do with Real Estate, and I'm not wrong now.  Get in while the getting is good as we are heading into the busy season. And if you're selling, and want to wait thinking you will get more money, then don't listen to any of this and get out now while the getting is good. Pigs get fat, hogs go to slaughter. Real Estate is like a Ferrari, it can turn on a dime. If you want to talk or ask questions, go into greater detail or whatever, call me, text me, or email me. There is a bit of a side story with the new laws that went into effect July 1st for condos regarding Reserve and Milestone studies, and I am happy to discuss those if you email, call, or text. In short, they are hurting some condos, but will be a positive going forward in the long run as you will know the buildings are being properly maintained.

.6 of my faithful 7.6 readers have been emailing me asking why I've not been sending this trash email out each month like I used to.  Well, 3.2 of the 7.6 know I've had some medical things and I'm not as witty lately, (Ok, I never was) and even though I know you actually read this for the statistical and market advice, I do this rant because it usually makes me laugh; self gratification I guess.  So, I will give you a bit of a medical update.  As you know, it started about 5 years ago when they found some C in my appendix.  So, they took that out with most of my colon.  Then a piece of my kidney went a couple years later.  Then this past May a bit of my stomach went. The secret behind all of this is Dr. Porc, my French Gastroenterologist/Urologist/Nephrologist. Now, Dr. Porc started out as a truffle hunter in France, but his sense of smell was so acute, he found so many truffles he drove the prices down.  The other local truffle hunters/sniffers decided to pool their money and send Porc to America to become a doctor, to preserve their livelihood and drive prices back up. While working in the hospital, Porc discovered his sense of smell offered an uncanny ability to sniff out cancer in patients. The first time I met Dr. Porc I was scheduled for a colonoscopy, right before the anethistia hit, I felt them pull up my gown, Porc bent down, took a big sniff and said "something is amiss here" or he said "nice ass", but that doesn't matter. He sniffed out the problem and surgery followed.  A few years later I went back  in for a visit and Porc said "go pee in that cup", I did, he sniffs the pee and says "yup, it's back, and it smells like a kidney". Tests confirm his nose, and surgery happens.  On another visit, he offered to do a testicular test, but I declined, and suggested his cute nurse give a sniff, but, sadly she had a prior nose and boob job by Porcs buddy, Dr. Suess, and could only smell bad green eggs and ham. Oh, the places she will go. Anyway, Dr. Porc said "hey, if you have testicular cancer and we have to remove the boys, what do you care?, you don't need them anymore". I replied "True, but they look so sporty in the locker room". Moving forward again, this past May, Porc said "open up wide", stuck his nose in my mouth and said "I'm getting a distinct smell of cancer, mixed with a hint of a Crown Royal Manhattan". Let's just say Porc is a savant.  Fast forward again, and I'm sitting in my favorite chair #8 at OPIS getting an infusion with the rest of the lottery losers. At OPIS there is a girl that pushes a "snack cart" from chair to chair. I kid you not. Now, between the people puking, having diarrhea, or both, this girl has a hard time giving this stuff away, but she is undaunted, and has a smile that lights up the room.  She has these little cans of Shasta soda which I haven't seen in 55 years.  I ask, "why the small cans", she replies, "less puke to clean up".  I nod as you can't argue with perfect logic and I appreciate her more than ever. Now, one day the OPIS nurse comes to my chair and tells me that from now I don't have to come there for infusions, and I can do shots at home instead. I smile and tell her "I don't do shots, I drink Manhattans at home". Nurse Ratchet doesn't smile, but explains further that I can go home and inject myself 3 times a day in the stomach instead of being stuck in the bullpen with everyone else.  The highlight of that day was when the nurses were teaching me to give myself shots. I stood in the middle of the room with my shirt off, flexing hard for the ladies, and got a big cheer when I finally stuck the needle in myself, on the 87th attempt, without passing out. Fast forward to Thanksgiving, my boys Andy and Willy come home so they can make reservations for dinner at Kretch's for "Kretchgiving".  They see the needles and stuff laying around and ask if they can give me shots.  "Sure" I say, and I give them a 17 second tutorial on how to do it safely and humanely. To their utter delight, they realize that this stuff takes 31 seconds (literally) to inject from the syringe. During the 31 seconds it feels like lit gasoline is being pushed in and the pias de resistance (Dr. Porc taught me that French term), is when the needle is pulled out, it's like someone now stuck a little firecracker in the hole and blows it up.  The boys think this is the greatest thing ever and for the 4 days they were here they would fight over who got to inject me. After each shot they would ask if the shot they gave me hurt, and when I lied and said "no", I could see the disappointment on their faces. Luckily, all those years of drinking Manhattans paid off, as drinking gasoline toughened me up.

Now, the 7.6 faithful know there is some connection here to Real Estate, and here it is.  A good Realtor can sniff out a great deal in any market.  Conversely, that same Realtor can sniff out a bad deal.  It's all about instinct and trust. I could think Porc is a Quack, or you could think I'm a hack, but I've sold hundreds of millions of dollars of real estate in good and bad markets and Porc has saved hundreds of patients, (we will ignore the ones he lost when he had a cold with a stuffy nose), regardless,  I'm here to sniff for you.  Hey, when Porc sniffed my butt and thought he smelled cancer, I could have scoffed at him and told him, that's a rose-in-bloom you're smelling, but I didn't and I trusted him. Also, that Candy Striper pushing that cart of free snacks knows that nobody wants anything, but once in a while she gets that devil may care patient that chugs that Shasta with a Biscoff cookie, and they keep it down.  Same thing in real estate, sometimes when the market seems bleak, and you think you will wait for it to hit bottom, you need to realize maybe this is the bottom, it's time to jump in, before all the good snacks are gone.

The inquiring 7.6 faithful readers demand to know The high and low Sales for November, and they are as follows:

Single-family home, 61 Nautilus Court closed for $6,100,000. Condo, Belize Penthouse 2202 closed for $5,650,000.  I showed this condo to Mr. and Mrs. Corridor one time and it was so beautiful.  One of the few times I wish I had the money to buy something that extravagant myself.

For the bargain hunters, a 3-bedroom home at 1746 Dogwood Drive closed for $600,000,  A 1bed /1bath condo in Coquina Gardens closed for $170,000 and it was cute as a button.  YES, NOT EVERYONE ON MARCO ISLAND NEEDS TO SPEND A FORTUNE TO LIVE HERE.  

Only one dang lot sold in all of November, so it wins as both the high and low sale for the month.  1668 Mcilvane Court for $1,925,000.  This is like being in a 1 person race where you both are the winner and runner up.

Lastly, and most importantly, have those colonoscopies, mammograms, dermatological exams, annual physicals, or whatever your doctor suggests. Don't wait, just do it.

June 2022 Real Estate Stats and Commentary

Summary:

A total of $130 Million dollars worth of real estate closed on Marco Island in June 2022. Last month we sold $196 Million and last June the number was $232 Million.  Ok, Ok, it has been a while since I last wrote to my 7.6 faithful readers. Again, I will blame it on the meds they have me hooked on which have turned me into Rip Van RosenWinkle.  Luckily, for those that like to read this smut, (unluckily for those that don't) I have awoken and am here to report about the Marco real estate market. Speaking of pills, on the back of the huge vial of little blue pills I have, it states "what goes up, must come down". (Now that's a double entendre if I ever heard one).  The hot market sure was fun while it lasted, but we are getting back to a more flaccid state.  (I know what you're thinking...my mastery of the English vocabulary even amazes me sometimes).

Speaking of states. Recently, my younger one Willy called me up all excited to say he got accepted to Graduate School at Columbia. I said "that is fantastic" as I scratched my head and thought to myself "Willy can barely speak Spanish, why is he going to attend school in Columbia down in South America?".  After I expressed my dismay, Willy said "no you idiot, Columbia as in Manhattan".  I googled Manhattan and see that it's a town in Kansas as well as a very refreshing cocktail.  I said, "are you going to get a dog, name it Toto, wear Louboutin sneakers, and move to Kansas?".  Willy said "you really are an idiot, Manhattan as in New York City, you know the Big Apple!"  Ahhhhh, now when I got divorced I lost half of my money and most of my sanity. Willy and  Andy are now working on whatever I had left. I should never have let them all attend that magician camp where they learned how to make things disappear.  

In other news, I recently spent months in training to become a Guardian ad Litem (Google it if you don't know what it is). I got my first case and recently went to court to represent my child. In the courtroom they have you sit in a specific seat.  There is a point where the judge introduces all of the parties, and when he got to me he said "And your name is sir, and why are you here?".  I said, "Gerald Rosenblum as Guardian ad Litem your honor".  He repeated it and thanked me. Later on due to a technicality it was agreed that the case would be continued and everyone was dismissed.  There was a little chit-chat between the attorneys and the judge, and the case was called back to order.  Due to protocol the judge reintroduced everyone and when he got to me he said "Mr. Rosen......Berg?" I said, "It's Rosenblum, you had a 50/50 chance and blew it Judge Macafee" (his real name is Mcfee). He didn't laugh, said I embarrassed him and the court. I got out in 30 days and now know what Contempt of Court actually means. Luckily my cellmate was in for being a litter bug.

Now, as excited as my 7.6 faithful readers are to have me back and have something to read while on the toilet, they are even more excited to figure out what Columbia, Manhattan, and Judge McFee have to do with real estate, and I'm just the person to tell you.  It's all about the name. There are multiple Columbias and a few Manhattans. (Fun Fact: the cocktails are like eyes and boobs, 1 is not enough, 2 is just right, and 3 is too many) and Luckily there is one mean old Judge Mcfee, and ONLY 1 Marco Island. There is no confusion that Marco Island is the greatest place to live, work, play, and drink Manhattans.  And when you are singularly, the one and only best place in the world, then people will always want to buy real estate there.  And when people buy and sell (I almost typed "cell" as a flashback to my jail days) you will always have a market.  Sure, the prices go up and down a bit, but you can't put a price or value on living in Paradise.  Right now rising interest rates and a declining stock market are causing the market to slow, but I can assure you there is only one Marco Island and there is no confusing this is where you want and need to be. (Fun Fact #2: Years ago Blood, Sweat and Tears had a song with the lyrics - "What goes up must come down".  I bet you never knew it was a song about Real Estate prognostication?)  In short, come get some.

Single-family home, 970 Partdrige Court $3,950,000. Condo, Hideaway Villa #6 closed for $6,500,000. The vacant lot at 921 Giralda Court closed for $1,350,000. 
 
For the bargain hunters, a 2 bedroom home at 368 Castaways closed for $599,000,  A condo in Southwinds, unit B4 closed for $275,000, and a vacant lot at 2011 Sheffield closed for $250,000. I'm telling you there are still value deals to be had.

Summary:

A total of $68 Million dollars worth of real estate closed on Marco Island in the Month of July 2020. $83 Million dollars last month and $55 Million in June 2019 (last year).  You would think we were having wildfires here on Marco because lot sales are so hot. I've been telling my 7.6 faithful readers for a year to get in the lot game and thank goodness 4.2 of you listened. Single-family home sales are also very strong and the condos are dong pretty well. The average closed sale price across the board is down to $651,000 which is about 9% lower than this time last year. A few years ago I was laying in a hospital bed with a kidney stone the size of my fist that was aching to get out. The nice doctor gave me a shot of something in my belly and said "this too shall pass". Next thing you know the nurse put on her catcher's mitt and out popped my first of 6 babies. Now, a few months ago when the COVID started up everyone was freaking out thinking the market would crash. Well, I knew that they aren't building any more Paradises and I think if the end is near folks are going to want to go out on Marco Island instead of Detroit or Hackensack. I just knew everything would be cool and I wrote "this too shall pass" harkening back to old Dr. Bellypoker. And guess what? The COVID is still wreaking havoc on the world but our real estate market is just fine. The biggest issue brewing now is the inventory is terribly low and that makes it a bit harder to find exactly what you want. And when what you want comes on the market jump on it like the early bird.

I flew back and forth from New Jersey to Florida over the summer on Spirit Airlines. Now for those of you that have never flown on Spirit you get a tiny cramped seat on the plane and the round trip ticket was literally $78.62 tax, tags, and title out the door. You cant drive a hybrid from New Jersey to Florida without spending more on gas than $78.62.  Where does Spirit get you? You want to bring a bag? - that's an extra $40 or so. I beat that by wearing three pairs of underwear, three pairs of pants and 4 shirts. I obviously bring an extra shirt in case I get spaghetti sauce on one. The plane was spotless and they no longer reuse the barf bags. If they ask if you want a drink, your options are Yes or No. They did lock the doors to the bathrooms which is concerning to the enlarged prostate flyers, but after a few "accidents" they opened them. As the flight attendant was explaining the oxygen masks she said "for those of you flying with more than one small child, now is a good time to figure out which kid you like the best so you can put their mask on first." That made me think of my boys Andy and Willie, little did they know depending on the time of day and who was being the bigger PITA, that may have dictated their survival rate during depressurization. The flight attendant then said there is a good chance we could have an emergency landing in the ocean and when that happens we will immediately switch names from Spirit Airlines to Spirit Cruise Lines. I felt under my seat for a life jacket and all I found was blank space where it used to be and a note that said "swim". There were about 20 people on the plane and they let you social distance yourselves, I tried to get everyone to sit on the left side of the plane thinking it would be like a boat and list to the one side freaking out the pilot. Before I had the chance to do that, Captain Sully came out of his cabin and explained that because of the COVID and how slow business was for Spirit he realized they weren't topping off the fuel tanks, and according to his calculations we could make it about 3/4 of the way home. He then proceeded to take off his hat and pass it around trying to take up a collection for gas money hoping to stop in South Carolina he said where it's cheaper. When the hat came to me I ended up flying for free that day plus I made an extra $12.17. Happy hour started promptly at 4:30 and drinks were 2 for $10 so I left a $2.17 tip. I think they may be watering down the vodka...

Now, the faithful 7.6 readers are wondering what this has to do with Real Estate on Marco Island, right? I'll tell you what, it has to do with expectations. When you book a cheap plane ticket you're expecting a bumpy ride, well with Spirit that cheap ticket comes with a nice smooth ride and first-class is only a bit more if you want to pay for it. When many people drive around Marco for the first time they are captured by its beauty and Paradise like qualities. From a Real Estate standpoint, they are in awe of the big new beautiful homes and the tall spectacular condominiums. And, what I have found out over the years is that these Marco Newbies "expect" everything on Marco to cost millions of dollars and are in shock to find out they can buy a condo for close to $100,000 or single-family home for around $300,000, or a vacant lot for possibly UNDER $100,000, and that is not what they were expecting. Often times they only see the big beautiful things and are blinded to what else is there for the taking, thinking there is nothing for them. They are also in shock when they find out a trailer home down by the river costs $1,00,000. By way of analogy, I have a friend who went to the Chicken Ranch in Nevada one day. He was looking over the merchandise and called to tell me how beautiful the girls were and a few of them told him they had just started working there that day!  He didn't have enough money at the time for a date or a fig, but he went back a few days later on Nickel Tuesday to try his luck. Later that night he called to tell me things weren't exactly the same on Tuesdays, but it worked for him and his expectations were apparently met and The Chicken Ranch now has a satisfied customer for life. The same thing applies to Real Estate sure the big house is a bit more beautiful as are the fancy beachfront condos. Keep in mind it will cost you more to get one, but it will also cost you more to have and keep it. Now, a bedroom is still a bedroom, a bathroom still gives you the same relief, and a kitchen is still a place to make reservations from whether it's in a multi-million dollar home or something more modest. Now, don't get me wrong, as your favorite Realtor I want you to spend the big bucks so I get the big commission and don't have to attend Nickle Tuesdays, but in reality, just like the owner of the Chicken Ranch I want you to spend what you are comfortable with and we'll both do our best to find you something that truly makes you happy and gives you a smooth ride.

The inquiring 7.6 faithful readers demand to know The High and Low Sales for the month of March, and they are as follows:

Single-family home, 310 Seabreeze drive in Hideaway closed for  $3,800,000. It was on the market for 482 days. Condo, Veracruz 2506 closed for 2,650,000 and it was on the market for 661 days. and a vacant lot at 849 Caxambas Drive closed for $800,000 and it was on the market for 2,566 days!.
 
For the bargain hunters, a 3 bedroom home at 350 Columbus closed for $407,500 (121 days) A condo in Seabreeze South closed for $156,000 (358 days), and a vacant lot at 758 Whiskey Creek closed for 35,000, 1 day on the market. YES, you can still get a great deal on Marco Island.

Summary:
A total of 48 Million dollars worth of real estate closed on Marco Island in May 2020. $65 Million dollars last month and $80 Million in May 2019 (last year). We are knee-deep in the virus but the Real Estate Market is doing well. The stock market is BOOMING for whatever reason and that money is finding its way into Real Property. The high-end home market is doing very well with 11 of the 24 sales this month over $1 Million. The vacant lot market is on fire as people are land banking or getting ready to build the dream of their home now or in the future. l recently went up to the Jersey Shore and there isn't a vacant lot to be found. On Marco, you can still find a nice WATERFRONT lot for in the $300,000's. I'd be jumping on that if I were you. The condo market is doing okay and part of the weakness there is low inventory. If you are thinking of listing your property, now is a great time as not only is the condo inventory low, all of the inventory is low. Again, if you currently have a mortgage now is a great time for you to look at refinancing it as rates are at record lows. All in all the virus has not had a devastating effect on our Real Estate market and if anything our warm climate and a healthy lifestyle has opened many people's eyes as to another great reason why it is great to live here. Come on down and join in!

As many of you know I have been living in the Port Marco Trailer Park next to the Snook Inn for a few months now and I am learning a lot about Trailer Park life from my neighbors. I would like to share some of this information with my 7.6 faithful readers because some of you may someday be living in a Trailer Park and you should know some ground rules. First, when living in a Trailer Park you don't refer to it as The Trailer Park, you simply say "The Park" and your neighbors are "Park People". Now, when I was a teenager we went to the town park to sneak beers, make out, and play basketball or baseball and we referred to that as going to "The Park", There are no courts in my new park, no making out, nor are there beers, there is however hard liquor because that is what big girls and boys do. In "The Park" you don't need a clock or a watch, except for when it's 4:30, because that is when Happy Hour starts. Now 4:30 does not mean 4:29 or 4:31, it means exactly 4:30 sharp. If for some reason our biological time clock is off, we use the Cesium Atomic Clock located in Boulder Colorado to synchronize ourselves to the start of Happy Hour. Next, Happy Hour does not in any way mean 1 hour in duration. It means you must be Happy for 1 Hour. Now, if it takes you 47 drinks and 6.5 hours to get Happy for 1 Hour, then that is how much time you must spend working on your happiness. Happiness does not come easy and sometimes you really have to work at it. This is serious business and nobody wants a grumpy Park Person so everyone helps everyone to be Happy. Also, in case someone chokes or has to activate the defibrillator (about 3 times per month) there is one Park Person that must drink half as much as everyone else and be the responsible party that day. If there are no volunteers, then each Park Person must sign a waiver stating they do not want to be resuscitated during Happy Hour. Special guests may be invited to Happy Hour, but there is a prerequisite that they previously lived in The Park or were related to someone that did. Next, never discuss politics, religion, current medications, and medical conditions, race, sex, spouses, (be they current, ex, living or deceased), favorite sports teams, physics, cuss, swear, talk about your home state, flip anyone the bird, tell dirty or clean jokes, or speak of anything controversial for that matter, UNLESS, of course, everyone is Happy at the same time. Now, being that your happiness is 100% guaranteed when living in The Park during Happy Hour, all of the aforementioned taboo items are discussed every day without fail. Next is clothing. As we live in close quarters and the trailers are like fish bowls with lots of glass, it is recommended that you at least wear underwear when cooking or cleaning. If it is laundry day and you are out of underwear, please shut your blinds or at least don't jump up and down like a contestant on The Price Is Right when a neighbor looks in.That leads me to cooking. Again, because we live in close quarters and the trailers are not airtight or bug tight, cooking bacon or curry is forbidden as everyone will smell it waft out and get hangry. Also, never EVER burn popcorn, as it stinks out the neighbors and they will also know they were not invited over to watch Trailer Park Boys on Netflix with you. Next, we have Sharing is Caring. What's yours is mine, is a way of life in The Park, unless of course, you don't want to share, then this rule can be ignored. This one is tricky so re-read it as there will be a test on this tomorrow. Next, we have bragging. First and foremost, nobody cares about what you have or don't have in The Park (unless it is bacon that you don't want to share during Happy Hour, I've seen knife fights break out over this). People are not living in The Park because they have to, it is because they CHOOSE to. Everyone in The Park is a millionaire in more ways than one. To prove this point, there are 16 owners and The Park is for sale for $16 million dollars. The last time an offer came in for $16 million cash they turned it down for no good reason other than to have something good to talk about during Happy Hour. Lastly, I would like to talk about the zoo factor. People go to the zoo to stare at the animals locked up in cages. When you live in The Park there are 1,876 signs up at the entrance that say "Private Property", yet all day, every day, people drive through to point and stare at the "Park People". Like the lions and tigers in the zoo, you eventually become desensitized to this and wait for the day that the caretaker accidentally leaves the cage door open and you can attack one of the visitors. This is just the tip of the iceberg when learning about Park Life. In the future, I will be hosting a week-long live away camp in trailer number 14 (it's the white one) for those that want to experience it first hand. Email me your selected weeks and proof that you are COVID free and I will send you an application with the fee structure.

Now, for the 1.6 of my 7.6 faithful readers who don't sign up for live away camp but want to know how the above applies to regular real estate, I will explain it. When living in a condominium building or neighborhood there are sometimes little idiosyncrasies that come with the community. Knowing these before you move in may help you acclimate quicker and be a better neighbor, or you may want to steer clear before you buy into that community. For Instance, it is widely known that the Bella Vista Condominium on Collier Boulevard is home to those with weak bladders. They keep their pool at precisely 98.6 degrees so there are no "warm spots" and they keep the chlorine content at 1,000%. Swimming with your mouth open is strictly forbidden and Happy Hour starts early at 10:00 A.M. Then we have the Rover Estates single-family home section of Marco. Most of the folks in that section have at least 3.4 free-range snowflake dogs. Reprimanding or controlling your dog is strictly forbidden and most of the residents there suffer from osteoporosis or sciatica which prohibits them from bending over and picking things up that have been left behind. For those anti-dogites, I would suggest the Kitty Hawk Condominium where the bylaws state you must have at least 12 or more house cats in your unit at all times. The Bird House Condominium used to be located next door, but due to escapism from the Kitty Hawk property, they now only allow owners to keep invasive iguanas or shotguns. But, in all seriousness, please know that condos have rules as does the City that must be adhered to. I know my 7.6 faithful readers want to be good neighbors and citizens so they abide by all the rules and if you are reading this you should too. Is it 4:30 yet?

Single-family home, 1260 Marlin Court closed for $3,800,000 Cash. Condo, Madeira 1001 closed for $2,350,000 Cash by some Realtor that was shot in the belly 5 times. Vacant lot at 1311 Forrest Court Court closed for $2,225,000 Cash.

For the bargain hunters, a 3 bedroom home at 216 Castaways Street closed for $450,000. A condo in Coquina Gardens closed for $125,000, and a vacant lot at 1780 Granda Drive closed for $60,000, YES, you can still get a great deal on Marco Island.

If you want to invite out for dinner I will gladly take you up on the invitation. It's only half as fun now, but, it only costs you half as much too.

Summary:

A total of $128 Million dollars worth of real estate closed on Marco Island in the Month of March 2020. $72 Million dollars last month and $70 Million in March 2019 (last year).  Now I must point out that the virus was upon us and the closed sales we see in March were for properties that went under contract mostly in January and February. But, just like driving a car, we need to look out the windshield and not into the rearview mirror to see where we are going. As you have heard a thousand times already, these are unprecedented times. Nobody knows for sure what exactly will happen, but I have a great imagination and here is what I think. First, if you currently have a mortgage now is a great time for you to look at refinancing it. Rates are at record lows and if you emerge from the virus with a job and the ability to pay your mortgage it will most probably be lower if you act now. You have nothing else to do, so take advantage of the time you have to sit around and save yourself some big bucks. Second, if your property is on the market currently, leave it on the market. There are millions of people sitting home spending millions of hours looking at Realtor.com, Zillow, Trulia, and porn. You might as well let them look away at your properties because when the dust settles they may realize that being quarantined on Marco Island sure beats most other places in the world and they may decide to move here. Lastly, what does the old Lucky 8 Ball have to say? I shook it up and here is what I got, THIS TOO SHALL PASS! Be thankful that you did not catch the virus. If you or someone you know did, my thoughts and prayers are with you and them, but chances are you will make it out the other end of this healthy. Time will pass, the world will certainly never be exactly the same, but things will calm down and Marco, as I said before, is as good a place as any to be quarantined so why not live here?  The stock market has scared the daylights out of many and it was certainly soaring prior to the virus. That tells me that as the market returns and many of those gains are recouped, you are going to see people take some of that stock money off the table and use it to invest in Real Estate which was already happening as there were an inordinate of multi-million dollar sales happening. Life is short and sometimes more fragile than we imagine, use this time to reflect on making the most out of it.

Now it is time for me to come clean and explain why you have not heard from me for a few months. This is going to be very difficult to tell you, but I need to get things off my chest, at least that is what my Shrink tells me to do. This is not going to be funny, but hopefully, there will be a happy ending someday. I love self-deprecating humor so here comes my story of woe with as much humor as I can currently muster. Many of you have heard me refer to my first wife and my current wife in past posts. Now 2.6 of my faithful 7.6 readers know that in fact, my current wife is, in fact, my first and only wife. In fact, I have only been married once and I was dumb enough to think I got it right the first time. I loved to write about Barbara as I adore and love her, and it always put a smile on my face knowing she was my proofreader and would see what I had to say first each month. Well, right after New Years she gave me the news that her feelings changed after 26 years and she wanted a divorce. Without giving you the gory details, I moved out and went on a tour of the local hotels in Naples while my head spun and heart ached. I learned a lot about hotels and now consider myself an expert in the field. The pancake maker machine at the Holiday Inn Express is spectacular and gives you a reason to awake in the morning when you have no other reason to. The Red Roof Inn has rooms that look at the pool and rooms that look at the parking lot. I chose the parking lot because nobody wants to see people having fun at the pool when they are miserable, it actually pisses you off. The Gulf Coast Inn is great for the money and they have a Sushi place attached if you can eat. The Hilton is new and expensive so I stayed away from that unless everyone else was booked. Keep in mind this is the busy season and I was forced to bounce around based on availability. I did sleep in my car one night, but that was out of desperation and frugality. Then, as this was getting expensive, I moved to the lower-tiered motels like the Glades Inn on 41.  Then, when I was at rock bottom emotionally, I went to Conty's on 41 as it is probably the rock bottom of hotels and in the peak of the season here the room was $100 per night. Normally, it is $100 for 100 nights. If you love bugs, mold, drugs, hookers, noise, traffic, things that go bump in the night, this is the place for you. I was never so glad to have a C.C.W. in my life and made sure all my neighbors knew I was not in any frame of mind to be messed with. Once those boundaries were established I fit right in with those that live there permanently as they came to understand I could be their worst nightmare instead of the other way around. While living there, the Collier County Sherrif's office raided the place for human trafficking, this is not a joke. However, it is sad to see some of your new best friends carted off to jail. One officer did enter my room to ask me a few questions. After I gave him my tale of woe, he shook my hand, patted me on the back to see that I was carrying my Glock, told me to enjoy my stay and left. Ironically, I can tell you that the guy in the dirty T-shirt at the front desk and the lady that owns Conty's could not have been any nicer or friendly. These folks have seen it all and can deal with any situation and still have a smile. There is a lesson to be learned there.

Now, if that wasn't enough. In February I went for a routine colonoscopy. I have learned one thing about colonoscopies and that is when you wake up in the bullpen with everyone else you only want the nurse to be standing there. If the doctor is there, he's not there to say good morning sunshine. Well, I open one eye and spy the nurse so I'm feeling my luck is changing for the better. Nurse Ratchet utters "good morning sunshine" and I figure I'm good to go. She then said, "you lay there honey, I have to go get the doctor he has something he wants to talk to you about". I figure he's not asking for my credit card to pay the bill so this isn't going to go well. In my fog, he shows me a picture he took 48 feet up my colon and said: "that thing there in the picture is not supposed to be there". I am sending you for a Cat Scan, blah, blah, blah, surgeon, hospital, blah, blah, blah, "good luck" and he gives me a pat on my butt. I'm all alone as my buddy Bobby dropped me off for the procedure and is in the waiting room. All the other poor slobs getting bad news have their spouses or significant others in the bullpen for moral support and to get these instructions written down. The nurse said, "honey, I'll write it all down and you'll be fine, I think".  I walked out to Bobby and we went for lunch, I think. Jumping ahead I meet the surgeon and he tells me there is a 2-inch tumor on my "appendiceal orifice" and he is going to remove at least the right side colon on April 1st a.k.a. April Fool's Day. (he tells me I don't really need it anyway, but I beg to differ) He doesn't think I'll be crapping in a bag when he is done because he has done 3 or 4 of these operations in the past with mostly good results. He tells me he is going to use a robot, and the robot has done thousands of them, so I feel better knowing about the robot's experience. I ask him what the robot's name is and he tells me "Davinci".  I asked if maybe he could find me a Jewish robot instead as I'd feel more comfortable. He didn't think that was funny since he was eye-talian, as they say in the mid-west. Because all the boob jobs, tummy tucks, and facelifts got canceled at the hospital because of the virus, they moved me up to March 16th for the operation.  Now I had the pleasure and honor of going into a hospital where they were already treating 2 confirmed cases of the virus, but they offered me a 37% discount off my bill if I acted now and I couldn't pass up a deal like that.  I had to go into the hospital alone as there were no visitors allowed and masks and gloves weren't yet the rage. I had the operation on a Monday and was supposed to stay for 5 days. On Wednesday, the doctor and Rosencrantz the robot came to see me and explained that because of the virus they suggest I pack my crap and get out that day. I agreed, grabbed my urinal which was my new best friend and then tried to figure out how to get out of the bed as I hadn't been up yet. They unhooked me from everything, the hospitalist told the nurse to "stick" me with something strong and send me on my way. I kid you not, they got me out of the bed, told me where the elevator was and I walked out. No wheelchair and high as a kite. It took me a few tries to find the lobby, which was deserted, but I finally found my way out. My guts and ass didn't spill on the floor so all was good. I returned to the trailer park where I am renting down by the Snook Inn and my younger son Willy is taking care of me. Willy isn't real excited about now being "Trailer Trash", but my new neighbors could not be nicer. Throw this whole virus thing on top of everything above and I can now identify with the Clint Eastwood line "A man's got to know his limitations".

Now, if there is a dry eye reading this, I ask that you rub some pepper in your eyes as you are obviously heartless. I do know that the 7.6 faithful are wondering what this has to do with Real Estate and here goes. First, if you fall in love with a property, do your best to do your homework and make sure it is the right property for you. Ownership can be a long term commitment and you don't want to fall out of love with something that you thought was your forever home. Secondly, life is short and getting shorter every day. You can horde your money and make excuses for not buying that winter home, new car, or whatever, but realize that finding joy in material things is great if you have the money to do it. There is no shame in that. The house doesn't break your heart, the car won't crush your dreams, and there is some joy to be found there. Live life to it's fullest. Lastly, when buying a home there are people along the way to help you with your decision. Home inspectors, termite inspectors, dock and seawall inspectors, mortgage professionals, contractors and a host of others that are there to support you and guide you. Personally, I would only trust a Jewish Realtor (not a robotic one), but that's just my thought. The tie in here is that throughout all of my recent ordeals I have been humbled by the number of people that have stepped forward to help me in any way they could, particularly emotionally. There are some people that I really barely knew that have shown me compassion and support that I am brought to tears over. In real estate, there are folks that will step in as well to help you and have nothing but your best interests in mind.  For those that have helped me personally and professionally, I can't thank you enough. I am blessed more than I ever knew and that is the best thing that has come of all my recent adventures. I will be here for a long time to come (I think) and look forward to helping you with your real estate needs or anything for that matter. I am just a call, text, or email away. THANK YOU ALL!

The inquiring 7.6 faithful readers demand to know The High and Low Sales for the month of March, and they are as follows:

Single-family home, 4785 South Heathwood Drive closed for $4,785,000. Condo, Belize 2303 closed for $3,657,500 and a vacant lot at 1475 Caxambas Court closed for $3,250,000.
 
For the bargain hunters, a 2 bedroom home at 281 Second Ave. closed for $398,000. A condo in Estuary 2 closed for $162,500, and a vacant lot at 775 Whiskey Creek closed for 39,000, YES, you can still get a great deal on Marco Island.

I used to ask for folks to take Barb and me out for dinner for a night of jocularity and smiles, but since that is off the table, I ask that you simply enjoy your family and friends until further notice.  
And, if you are thinking of using me as your Realtor, keep in mind that I will never be out thought or out fought. 

Rosenkrantz the robot popped 5 holes in my belly and then cut my belly button open to yank out the leftover parts.
